This calculator works out Stamp Duty Land Tax (SDLT) on a property purchase in England or Northern Ireland. Enter the price and pick whether you are a home mover, first-time buyer, or buying an additional property.

First-time buyers pay no stamp duty up to £300,000, as long as the price is £500,000 or less. Additional properties, like second homes or buy-to-let, carry a 5% surcharge on top of standard rates.

Scotland and Wales use different property taxes, so this calculator only applies in England and Northern Ireland.
